VG1 is conveniently located in west Edmond, Oklahoma, at the stop light intersection of Pennsylvania Avenue and NW 159th Street. The gated entrance is immediately to the southeast. VG1 is predominantly a de facto senior community, although not age-restricted. It is a "Mandatory Homeowners Association" which means that there are governing documents to be followed by Homeowners and Residents.

There are 80 private duplex residences with a number of floorplan options ranging from 1600 to 2300 sq. ft., with 2 to 3 bedrooms, 2 to 2.5 baths, 2 car attached garages, gas fireplaces, and patio areas.

VG1 is a great place to live for those who want to remain active and independent, but who are ready for perks such as a slower pace of life without some of the exterior responsibilities like the grounds and pool. It can be a good transitional choice for those who are downsizing or want to live in Edmond to be closer to family members.

VG1 is primarily an owner-occupied community with lease limitations. The HOA is run by volunteers. A staggered Board of Directors is elected and the Operating Budget approved by an annual homeowner vote. Various committees cover the other needs and aspects of the community. The competitive monthly dues include community-wide lawn care, the sprinkler system/water, street maintenance, and periodic exterior painting. Our residents enjoy living in an environment that is quiet and has a pleasant sense of community.
